Look at the square footage (3100)- for 2.6 mil you can double that size for a house of the same cost in most of the US. In my city with the mortgage crash you can get a 3600 sq. foot home for a little over 400k in an upscale location. Yes, 2.6 mil in LA is not much. My friend looked for years for a 1500 sq ft home in Cali for under $200K and she finally got one, but it was built over 60 years ago and is in a run-down neighborhood.
