Princess Beatrice & Edo Mapelli are going to buy a £3 million Cotswolds home?

Note: this story came out over the weekend, and I think we should now read it as a preview of Princess Beatrice & Edoardo Mapelli Mozzi’s pregnancy announcement! Edo and Bea had a very odd pandemic wedding with Edoardo Mapelli Mozzi last year. Their original wedding date was supposed to be in June 2020, and they were scheduled to marry in London and have their wedding reception on the grounds of Buckingham Palace. They ended up getting married in Windsor in July, with just a handful of family members in attendance. They’ve been pretty quiet since then, and I’ve had the impression that Beatrice and Edo are splitting their time between a few different crash-pads: Beatrice has an apartment in Kensington Palace, Edo has a home in London, Edo’s mom has a place in the country, and Beatrice has space at Royal Lodge, her dad’s home. But now they’re looking to expand into their own place and they’re apparently feeling “broody.”

Amid a flurry of rumours that ten months after their wedding Princess Beatrice and Edo Mapelli Mozzi are feeling broody, I hear they are on the lookout for a sizeable family home in or around the Cotswolds. Earlier this month they visited a sprawling property in Oxfordshire with a ‘party barn’ and a swimming pool, thought to be on the market at about £3 million.

My source tells me: ‘The owner was very excited Bea had been round, though she tried to keep it quiet.’

If Bea and Edo go for the home – and sources say they are both keen to put in an offer – then Prince Harry’s polo pal George Spencer-Churchill and his wife Camilla could be neighbours as their ancestral seat Blenheim Palace is right next door. The Cotswolds would also be ideal for Beatrice to visit her close friend Kate Moss, who lives in Little Faringdon. Ellie Goulding isn’t too far either: the singer is renting in the Cotswolds, an area which is also home to the Daylesford Estate, run by JCB magnates Lord and Lady Bamford.

If she’s lucky Bea can count herself as part of the Chipping Norton set too, as the home they have their eye on is just a short drive to the town that’s home to David and Victoria Beckham, the exclusive Soho Farmhouse, and Bea’s widowed mother- in-law, whose £1.5 million home the Princess stayed in over lockdown.

My news means that the couple – who tied the knot last July in a socially-distanced wedding at Windsor Castle with 15 friends and family, including the Queen – must be set to hand back Beatrice’s £20,000- a-year four-bedroom apartment in St James’s Palace. She shared it with sister Eugenie for several years, but Eugenie is said to have moved to the Duke and Duchess of Sussex’s old home – Windsor’s Frogmore Cottage – with husband Jack Brooksbank.

Bea and Edo started their relationship in unconventional fashion, with Bea in New York and Edo living in a West London family home he bought for his ex-girlfriend Dara Huang and son Wolfie, before they broke up. Wolfie remained there while Edo and Dara took turns to stay the night. Dara is now moving to Belgravia with her new partner.

Another source says: ‘Edo is keen to give Wolfie a brother or sister, and a sprawling manor house would be the perfect place to start their family.’

[From The Daily Mail]

I’m honestly really curious about the York princesses’ living arrangements. Eugenie and Jack are renting Frogmore Cottage from the Sussexes, clearly, and Eugenie reportedly rents one of the “cottages” on the Kensington Palace complex too. Will they ever get their “own” place, and will they be helped along by Prince Andrew and/or the Queen? Which is my question for Beatrice and Edo too – I know that all of these people have jobs, but none of those jobs could reasonably finance something like a $4 million country home in the Cotswolds. So who is paying for what? Edo’s family money? Andrew’s shady cash? Or the Queen gifting her favorite granddaughters some real estate? And will the British media question who is paying for what like they did with You-Know-Who? Given that this news came out days before Bea and Edo’s pregnancy announcement, I think it’s safe to say that Bea is probably hoping her grandmother & her father help her out and buy her a country home now that she’s knocked up.

    But how many bathrooms?

  2. Becks1 says:

So will they keep the London home and this just becomes their country home? They both work in London, right?

I would not be surprised if the Queen is buying this for her, the Queen has so much personal wealth that she could do it and no one would know. But I don’t think she has done anything similar for the other grandchildren, William and Harry aside (and we know how Harry’s situation ended up) – but of course we have no idea.

I want to see the house though lol. I love real estate pictures.

    • (The OG) Jan90067 says:

Some “gift”, when YOU are made to pay for a refurbish of a *crown estate* (which should’ve been paid for with the SG – and we know how TQ “diverts” those monies *cough* repainting a purple A-1 apt* cough* private heli for their royal lazyasses*cough*- Think of all the monies that were supposed to be for upkeep of BP that the govt is NOW having to come up with again, because she didn’t keep up the repairs with the monies allotted for it).

    • Well, as her favorite child’s child, I’m sure the Queen will NOT gift Beatrice a run down, former servants quarters fixer upper like she did Harry and Meghan. Seems everyone in that family is gifted seriously expensive digs or provided 100 year leases at almost no cost. Only the Sussexes were “gifted” something that needed a complete overhaul and guilted into completely paying for the “gift.”

      • Liz version 700 says:

        Exactly. Well put!

      • ItReallyIsYou,NotMe k8 says:

I am intrigued by the mention of the party barn. Is it possible that they will rent that out and use the proceeds to pay for the estate? How very “Income Property” of them?

  3. TheOriginalMia says:

They probably will have a mortgage just like Harry & Meghan.

  4. Amy Bee says:

Edo’s family is supposed to be mega rich so he could probably pay for the house.

  5. Snuffles says:

For a second there I thought they were purchasing something with their own money and had a smidgen of respect for them. But they probably ARE being subsidized.

    • Cecilia says:

Isn’t edo rich tho? Surely they could just get a mortgage and pay for it themselves

      • equality says:

He is supposedly worth millions and is CEO of a real estate firm he founded in 2007.

    • Myjobistoprincess says:

I thought they would sell edo’s house he used to stay with the Ex to erase that part of his life for good to get that new house with beatrice and and then whatever missing money to be subsidized secretly by the queen or something or given as housewarming gift or something baby shower gift or some excuse like that.

  6. Lauren says:

The Queen will probably end up helping out a lot. I don’t suppose that us peasants will be reminded how many bathrooms with every other article about them.

    • Snuffles says:

You would think but the royal family would rather use taxpayer money than their own.

    • Mavmom31 says:

Listen, I want every article henceforth to mention the bathrooms and estimated value of her home. It’s only fair 🙁

  7. Harper says:

I want to live in a $3 million Cotswold estate too. It sounds actually nice that they might be settling in close to Edo’s mom … moms are the best to have around when you have a baby/little ones. And then they’ll need room for Fergie to move in too. Fergie will LOVE having a new country house to stay over. Sounds like good times for the Yorks.

  8. Cecilia says:

“Chipping Norton set” anybody here familiar with aristo circels? How many sets are there?

    • Cecilia says:

      .

    • Sofia says:

Quite a few tbh! In London alone you’ve got: Chelsea set, Notting Hill set, Primrose Hill set, Mayfair art set, Belgravia grand dame’s as well as the international residents set, Belgravia general set, Mayfair finance set, Shoreditch set and a few others.

And across the country there’s the turnip toffs aka the Norfolk set, the Gloucestershire set, the Oxford/Chipping Norton set and again, a few others including some in Scotland.

    • Jais says:

Yeah is there an article somewhere of all the sets with accompanying characteristics and pictures? Sometimes commenters here speak of them and I’m always curious but have no frame of reference.

    • Kilo Tango says:

I live just down the road from Chipping Norton and can confirm that the ‘set’ are in the big houses on the outskirts. They can generally be heard before they are seen (loud, brash voices / ludicrous Range Rovers) and prance about in tweed and £100 wellies. Tossers!

      • Jais says:

Yep, these are the kinda descriptions I want. Why are they considered so loud and brash? Love the Range Rover detail but I really do want some pics to accompany so I can really visualize lol. I don’t know why I find this interesting but it’s kind of like hearing about different regional foods or in this case sets.

      • Becks1 says:

I’m with you Jais. We need more details lol. How are these people different from the Turnip Toffs??

      • Saucy&Sassy says:

Jais & Becks, search Joe Pompeo and dujour.com for an article without a date, although I would say approximately 2015. It’s got info (Rupert Mudoch’s daughter is part of that set?) on the people. It gives you an idea of who they are.

  9. Natters says:

They announced their pregnancy on Harry and Meg’s third wedding anniversary, how dare they! Where is the outcry?? (Sarcasm).

    • Calibration says:

My first thought! But taking away the thunder, standing on all kinds of toes etc. Most especially : blind-sided! . Big eye roll

    • Chaine says:

Right?! They are “usurping” Harry and Meghan’s “special day”! I’m sure Harry is incandescent with rage.

  10. Sofia says:

Wouldn’t be surprised if this is true. The Sussexes were also in Cotswold till some drones got pictures of their house and they moved. And as the article mentions there’s a whole social set there for Bea and zero to integrate themselves in.

  11. Athena says:

Maybe Prince Phillip left her some money in his Will. I doubt they’ll give up the apartment at St. James palace. Since Beatrice has no formal security this is a way to at least live in a secured area.
Did the newspaper ever cover how the saga of Andrew’s Swiss chalet ended? Last report was that his mother was going to pay off the debt.

It must suck to be the grandchild of a Queen who is uber rich and yet you’re cash poor. Most of the people they hang out with have way more money. Diana’s dad bought her an apartment in London, the Middleton bought their daughters an apartment in London. Why is there no trust fund? The more I learn about this family the less appealing it seems to be a member of it.

    • Snuffles says:

How much was Prince Philip worth independently of the Queen? I wonder if he left a will and bequeathed his fortune or did it all just revert back to the Queen.

      • Becks1 says:

his will is private thus far, but a quick google tells me that there are calls for it to be made public and that he was worth around 24 million pounds (although with a private will, not sure what people are basing that on, I dont want to click on the mirror or express lol.)

      • Over it says:

It was my understanding that Philip was broke when he married her. So I don’t know how he got so much money on a public service pay. Then again he probably paid no taxes and had plenty of shady business dealings.

      • Becks1 says:

@OverIt according to an article I found he did get public money (the royals get a “salary” as I understand it) but of course then he never really had to spend his own money, so he was probably just saving or investing for the last 70 years. It also mentioned projects and investments.

    • Over it says:

You mean uncle Gary bought the apartment. I think he took it back after mission self off Kate and pippa was accomplished

      • BothSidesNow says:

Yes, Uncle Gary to the rescue with his wealth and his commands by CarolE to “speak” to the press for the benefit of his shitty niece. 🤮
I missed the memo on the pregnancy announcement and this seems fast to me, but whatever floats your boat. Though I am certain that TQ will end up supporting their lifestyle and they better get it in writing as when Charles becomes king, the money will stop.

    • Over it says:

I am convinced that the Middleton are not as well off as they say, if they were then Carole won’t have needed her dear willyleaks to help pay for her buckle berry palace. Didn’t he put the bulk sum of the cost for it

      • Becks1 says:

Or they wouldn’t need the pot farm…..

      • Julia K says:

News to me! Did Wm really pay for Buckleberry? How do we know?

      • Cherie says:

Same way we know they have an illegal pot farm … because we repeat it a lot until it is taken as fact .

      • Becks1 says:

LOL the pot farm is more of a joke than anything, but it IS kind of like the Streisand effect in a way – the story (because it WAS a story in the mail or whatever) got shut down almost immediately and removed from the main page etc. it happened FAST. Why do that if there was no connection? It just raises questions.

  12. Bettyrose says:

Just here to say if you can buy a spread in the Cotswalds why wouldn’t you?

    • lucy2 says:

Yes! It is such a gorgeous area. I’d love a country home there.

I do hope every time this couple is reported on though, the value and number of bathrooms in their home is noted.

    • The Recluse says:

Personally, I’d prefer to live in the north of England. Not quite sure why. Less people perhaps? Proximity to Scotland? Proximity to Haworth?

  13. Over it says:

Well the keens got a country house plus renovations. And the most important thing here is none of these other grand children married a person of color. So that alone is grounds for a house paid for from granny . Plus Eddie parents have money. And no randy won’t pay for a house for them when he can get mummy to do it. That’s why he visits her so regularly, to get her to pay for all kinds of expensive shit

  14. equality says:

But if the Queen would fund Bea for a house, why not Eugenie? And it looks like everyone wants to get away from KP.

  15. Mia says:

I’ll never forget the hem of that dress.

  16. Jumpingthesnark says:

Huh. They might be buying it themselves. Maybe the Mozz has been able to leverage all of the shady connections he has gotten through the shady Windsors! Oligarchs gotta oligarch! Not saying that the Mozz is an oligarch yet, but maybe he is on his way….
